This role requires HVAC certification and a working knowledge of routine repairs. </p> <p> </p> <p><strong><span style="text-decoration: underline;">Maintenance Technician II | Education, Experience, and License Qualifications</span> </strong><strong> </strong></p> <p><span style="text-decoration: underline;">Education:</span> </p> <ul> <li>High School or GED equivalent </li> </ul> <p><span style="text-decoration: underline;">Experience:</span>  </p> <ul> <li>Two years of apartment maintenance experience preferred </li> </ul> <p><span style="text-decoration: underline;">Licenses & Certifications:</span> </p> <ul> <li>Valid Driver's License  </li> <li>EPA/ HVAC Certification  </li> <li>CPO Certification is a plus </li> </ul> <p><span style="text-decoration: underline;"><strong>Maintenance Technician II | Job Functions </strong></span></p> <p><strong>Repair & Preventative Maintenance </strong></p> <ul> <li>Diagnose and perform maintenance and repairs in a timely and professional manner. </li> <li>Assure all service requests are completed by Hawthorne standards.</li> <li>Repair and restore vacant apartments to make ready status in preparation for the next move-in as per company standard. </li> <li>Assist with pool maintenance and cleaning.  </li> <li>Completion of preventative maintenance according to the guidelines outlined in company policy.  </li> </ul> <p><strong>Maintaining Building & Grounds  </strong></p> <ul> <li>Perform building and common area upkeep daily. Assist in keeping ground neat and free of litter, debris, and pet waste.  </li> <li>Maintain shop appearance to facilitate quick assessment of supply inventory.  </li> </ul> <p><strong>Additional Responsibilities  </strong></p> <ul> <li>Promote good professional relations with residents, co-workers, and company staff.  Through the LIVE IT culture, always display a friendly and courteous attitude towards prospects, residents, vendors, and other employees.
