We’re seeking an experienced Commercial Construction Project Manager to oversee renovation, tenant improvement, and commercial building projects throughout Central Virginia. The ideal candidate has at least 5 years of project management experience with a commercial general contractor and can independently manage projects from preconstruction through final completion and closeout. Direct commercial general contracting experience is required. Residential-only construction experience will not qualify. Key Responsibilities • Manage commercial construction projects from preconstruction planning through final turnover and closeout. • Develop project schedules, track milestones, and implement solutions to maintain timelines. • Oversee subcontractor agreements, scopes of work, procurement, change orders, and contractual requirements. • Review construction drawings, specifications, contracts, RFIs, submittals, and project documentation to resolve issues and maintain coordination. • Coordinate clients, owners, architects, engineers, subcontractors, vendors, superintendents, and field teams. • Manage budgets, purchase orders, project costs, and profitability while addressing financial variances. • Lead project meetings, communicate decisions, and ensure outstanding issues are resolved. • Work with field leadership to monitor progress, quality, safety, and schedule compliance. • Identify and mitigate risks related to costs, scheduling, materials, and scope changes. • Coordinate material deliveries, inspections, punch lists, warranty requirements, and final owner handover. • Provide regular project updates to clients and company leadership, escalating issues and recommending solutions as needed. Requirements • 5+ years of commercial construction project management experience with a general contractor. • Experience managing commercial renovations, tenant improvements, office buildings, institutional facilities, industrial projects, or similar commercial work. • Ability to independently manage projects through preconstruction, construction, and closeout. • Strong knowledge of construction documents, contracts, budgeting, scheduling, procurement, RFIs, submittals, and change orders. • Proven ability to manage subcontractors and coordinate clients, design professionals, vendors, and field teams. • Understanding of commercial construction methods, sequencing, site logistics, and project execution. • Proficiency with construction management and scheduling software and Microsoft Office. • Strong leadership, communication, negotiation, organizational, and problem-solving skills. • Willingness to work on-site and travel to project locations throughout Central Virginia. Preferred: Bachelor’s degree in Construction Management, Civil Engineering, or a related field. Equivalent hands-on experience will also be considered.
